Market balance: Halifax’s SNLR ~75% is seller-leaning and similar to Montréal’s ~72%, stronger than Calgary (~54%) and Ottawa (55%), and well above Toronto (~35%) and Vancouver (~41%). Translation: Halifax demand is absorbing new supply faster than most big markets right now. 

Inventory context: Halifax’s 1,571 active listings are modest in absolute terms; by contrast, Toronto and Vancouver sit at 30,215 and 17,168 respectively—both much heavier inventories relative to their market size. 

Speed to sell: Halifax median 32 DOM suggests a reasonably brisk pace. Toronto’s properties took ~41 days on average (PDOM) in July—slower than Halifax’s median. (Not all boards publish DOM the same way.)
